What are features of your home that you've really enjoyed?
We have really enjoyed the quiet, peaceful, safe and serene location. We love sitting on our screened porch and looking out at the beautiful view of the marsh and tidal creek. It's so pretty and relaxing! Also I have allergies and our home is painted with hypo-allergenic paint through-out and the HVAC system is equipped with a photo catalytic air purifier. These two features have been especially helpful to me in this regard.
What can you tell us about your neighborhood?
Our neighborhood is convenient to Folly Beach, John's Island, West Ashley as well as downtown Charleston. Our neighbors are stellar! It is a small community of ten townhomes and everyone looks out for each others property. There is a strong sense of community which is friendly but not intrusive.
What do you love about your town?
The thing that I love about our community is that, although we are convenient to all of the many recreational and cultural activities of the Charleston Low-Country, it still is in many ways a small town atmosphere.
Where do you love to eat?
We love to eat locally at the Ellis Creek Fish Camp and at Baquette Magic, There are many great places to eat that are both convenient and too numerous to mention.
Grocery stores and other conveniences?
There are many full service grocery stores (Publix, Harris Teeter, Food Lion, Bi-Lo) and a natural foods store (Earth Fare) within a few miles of our home. Most other services are available on James Island itself or in West Ashley (Citadel Mall, etc), which precludes the necessity of trips downtown unless that is what you want to do.
What do you love about the area?
Another thing that I can mention is that when we bought our property we were immediately drawn to the magnificent view and recreational activities (kayaking, shrimping, fishing, swimming and crabbing - all from our own community dock). We have even had porpoises come up our creek to entertain us!
What other things do you love or enjoy about the area?
Our condo has very good "energy". It feels good to be inside or outside. It is one of only ten (10) townhome condos on a cul de sac. There is very little traffic and it is very peaceful and quiet. One of the two smaller bedrooms has a queen sized Murphy Bed along with extra storage and shelf units on each side. It makes great use of space when the bed is closed, but if we had overnight guests, presto, a queen-sized bed and clothes drawers. Otherwise we used the room as a project area. NO WASTED SPACE!! Also, the garage/work shop area is wired with both 110v and 220v outlets for heavy duty use if desired.
Anything else? Neighborhood amenities?
We have some of the best neighbors ever. They are considerate, kind, interesting and QUIET. We have had annual Fourth of July, Halloween, etc. block parties with the adjoining neighborhood
What are your average monthly utility costs and with whom?
1. Electricity - SCE&G - we were on the Budget Billing Plan (same monthly amount adjusted annually) our most recent monthly billing amount was $167.00 per month. All of the appliances are electric. Prior to this our electric bill had been higher because we had a pottery studio in the ground floor area and at one point had several electric kilns in operation. A buyer would not have this expense. In the winter, if you desired, you can heat the entire house with the gas fireplace. 2. Gas - Blue Flame Propane Gas - Tel. (843) 559-9114 - www.blueflamegas.net - the only gas appliance is the gas fire place logs. Basic charge is $12.00 per month, actual gas bill depends on amount of use. 3. Water - Charleston Water System - Water bill is paid by the HOA as part of the HOA monthly fee, therefore there is no additional water bill and no out of pocket expense beyond the monthly HOA Fee. 4. Sewer and Trash Collection (every Tuesday) is provided by the James Island PSD and the fee is covered as part of the monthly HOA Fee. 5. Security - dwelling currently is wired for ADT security system, but the system is not presently active. 6. Cable, Internet and Telephone - can be provided by, COMCAST, WOW or ATT. Satellite dishes are currently prohibited under the HOA By-Laws so satellite TV is not an option.
Flood and termite coverage is part of the monthly HOA fee as well.
Our HOA is made up of the ten owners of the town homes (All are owner occupied) and is managed by an elected four member HOA Board. The monthly HOA fee for our unit is $455.19, but this covers all of the following: 1. Flood Insurance for the structure 2. Hazard Insurance (Wind, Hale, Rain and Fire) 3. Liability Insurance (common areas, dock) 4. Earthquake Insurance 5. Termite Bond 6. Water 7. Sewer 8. Trash Pickup 9. Landscaping and Yard maintenance 10. All external maintenance (roofs, siding, screens, decks, etc.)
